The Residences at Shadow Mountain is a lifestyle real estate community based around the highly acclaimed Shadow Mountain Golf Course and the St. Mary River. It located 7 minutes from the Canadian Rockies International Airport.
The Residences at Shadow Mountain is perfectly situated on Shadow Mountain Golf Course and the St. Mary River in the East Kootenays – British Columbia’s mountain playground. To the east, you will see the Rockies and the Purcells to the West. The community is nestled on the St. Mary river, just outside downtown Cranbrook, in the Kootenays.
WHAT ON-SITE AMENITIES ARE AVAILABLE?
Just outside your backyard you can enjoy playing 18 holes, hike to the hoodoos, walk, ride or jog on the paved North Star Rails to Trails or even float your raft down the St. Mary River on a hot summer day and try fly fishing for cutthroat trout. Golfing
Shadow Mountain Golf Course is Breathtaking to look at, Exciting to play and the best part is it’s right outside your door. The course was ranked as Score Golf’s runner up best new course and simply must be played! This course features terrain changes that you would normally have to travel thousands of miles to enjoy! Rugged Alpine Heights to Open Dunes, all with a wide selection of tee boxes making for an enjoyable playing experience for everyone! The dramatic views from their elevated tee boxes will inspire you to achieve greatness.
Outstanding Fishing!
World class fly fishing just outside your back door on the St. Mary River! Your summers and fall can be filled with joy as you explore the river to find your perfect fishing hole on a glacial-fed freestone river. With some luck and skill you are sure to catch Cutthroat Trout!! If you would like wide open water spaces then take in some boating on one of the numerous lakes throughout the valley or sit back and relax on their beaches.
Skiing
Kimberley Alpine Resort is a mere 20 minutes away, while the steep slopes of Fernie are an hour east. These two ski resorts offer slopes for all calibers of skiing. If you prefer the summer time maybe biking down their awesome trails will suit your fancy.
Rails to Trails
The rail line that linked the now closed Kimberley Mine to Cranbrook has been converted into a paved trail system called The North Star Rails to Trails. This travel way is a 26 km paved pathway which runs right past the main entrance of the Residences at Shadow Mountain. Walk, bike, run, roller blade or even cross country ski from one city to another while taking in the dramatic mountain and river vistas on this magnificent trail.
HOW CLOSE IS THE RESIDENCES TO DOWNTOWN CRANBROOK AND TO THE US BORDER?
The Residences are zoned as part of the City of Cranbrook and is located a mere 7 minutes drive from downtown. Cranbrook is an adventurer and recreational hub offering quick and easy access to executive golf courses, ski resorts and four season fun.
It is just an hour to the US border and another hour and twenty will put you in Whitefish, Montana. Vegas? It is a two and a half hour drive to Kalispiel, where you can grab a flight to Vegas for less than $100. Which means you can be in Vegas for dinner.
IS THIS A STRATA DEVELOPMENT?
Yes. The Residences at Shadow Mountain is a barehand strata that requires a monthly payment of $93.35. The monthly strata fee covers snow removal, common lot roads and insurance. The water and sewer is part of the City of Cranbrook system and is billed separately by the City
ARE THERE ANY BUILDING GUIDELINES?
Every bare land strata lot at The Residences at Shadow Mountain is subject to a statutory building scheme registered against title to the Lot together with the Design Guidelines enforced by the Strata Corporation EPS136. The Building Scheme establishes certain restrictions for the Community by setting out additional details for the design of all improvements to be constructed on the Lots.
These Design Guidelines are intended to:
- Preserve and maintain the inherent qualities of the Community’s environment,
- Promote a sense of cohesiveness and standards that visually unite the Community with architectural design, landscape design and site planning,
- Preserve quality, integrity, and enduring value for every Lot owner,
- Allow Lot owners the flexibility within the Design Guidelines to explore personal expression, resulting in inspiring, innovative, and creative improvements,
- Set out the approval process for home design reviews, and construction regulations, and
- Bring recognition to the existing wildfire risk in the community and guide owners to proactively mitigate those risks wherever possible.
